Floor Sanding Services
Professional, dust-free sanding that brings tired wooden floors in Harrow back to life — from Victorian boards to herringbone parquet.
A well-sanded wooden floor is one of the best improvements you can make to a home. We take worn, scratched and discoloured floors right back to fresh timber, and finish them with oils or lacquers that suit how each room is used.
Every job starts with a free survey and a fixed written quote, so there are no surprises on the day. Our dust-free sanding machines capture around 99% of dust at source, which means very little cleaning once we have gone.
What we sand and restore
Different timbers and floor types need different techniques. Most projects combine two or three of these:
Parquet sanding and finishing — careful sanding that respects the pattern of herringbone and block floors.
Solid wood floor restoration — hardwood floors taken back to bare timber and refinished.
Original floorboard restoration — Victorian and Edwardian boards brought back to their best.
Gap filling between boards — resin filler or reclaimed pine slivers to cut draughts.
Floor staining — from soft natural tones to deep walnut and grey.
Staircase stripping and refinishing — paint and varnish removed from treads, risers and spindles.
Decking restoration — grey, slippery decking cleaned, sanded and oiled.
What happens on the day
We start by protecting your home: we sheet up doorways and protect skirting and furniture, protruding nails are punched down and loose boards fixed. If boards or blocks are damaged beyond sanding, our wood floor repairs team replaces them with matched timber first.
We then sand in several passes, moving from coarse to fine abrasives, removing the old finish and levelling the surface. Edgers and detail sanders take care of the perimeter, corners and under radiators.
Choosing a finish
Hardwax oil gives a natural, matt look and is easy to touch up, while water-based lacquers form a tougher layer for busy kitchens and hallways. If you are not sure, our guide to oil or lacquer explains the pros and cons. We only use low-VOC oils and water-based lacquers.
Who we work for
We sand floors in houses and flats all over Harrow, and we regularly work in schools, churches and community halls. Larger buildings are covered by our public spaces service, planned around term times and events.
Looking after your new floor
You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. Oiled floors stay at their best with periodic re-oiling and maintenance, which we are happy to carry out.
What makes our work different
Each project is run by an experienced craftsman, not a rotating crew of subcontractors. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. We are fully insured with £5m public liability cover and have more than ten years of experience restoring wooden floors.

How long will it take?
Most single rooms are sanded and finished in one to two days, while whole ground floors take a little longer. Read how long floor sanding takes for a realistic timeline, including curing times before rugs go back. A few simple steps beforehand, such as clearing small items and planning access, help everything run smoothly.
Our restoration work is backed by a 3-month service guarantee, and you can check typical costs on our prices page. Want to see the results first? Browse our recent projects.

Common questions
How long does floor sanding take?
A typical room takes one to two days including finishing. Bigger floors or extra repairs take longer, and we confirm the schedule with your quote.
Is floor sanding really dust-free?
Extraction on every machine captures around 99% of the dust before it reaches the room.
Can my floor be sanded?
Solid wood, parquet and floorboards almost always can; engineered boards need a wear layer of about 3 mm or more. We confirm this during the free survey.
Can I stay at home during sanding?
Not usually. We plan the work room by room so you can stay at home. Our water-based finishes have very low odour.

Questions about Floor Sanding
How should I prepare the room?
Empty the room where possible and take down curtains that reach the floor. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.
Can I get a price without a visit?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
What do you need from us on the day?
A normal plug socket and parking close by is all we need. Our machines run on domestic power, and we bring all tools, materials and dust sheets.
Are your oils and lacquers pet-friendly?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
