Re-Oiling & Floorcare
Maintenance re-oiling and lacquer re-coating that refresh wooden floors in Harrow without a full sand.
Looking after your wooden floor
A wooden floor does not need sanding every time it looks tired. As long as the finish has not worn through to bare timber, a deep clean and fresh coat of oil or lacquer can bring the floor back to life in a day. Regular maintenance also means the floor needs sanding far less often, so the wood lasts longer.
Our floorcare services
The right treatment depends on how your floor was finished:
Maintenance re-oiling - for oiled and hardwax-oiled floors: deep clean, light buff and a fresh coat of oil that soaks into the wood.
Re-coating lacquered floors - for lacquered floors: a light abrade and a fresh coat of lacquer that renews the protective layer.
When maintenance is enough
A maintenance coat is the right choice when the wood itself is undamaged. Deep scratches, black water stains or worn-through bare wood mean a full sand and refinish is needed. Any damaged boards are repaired first with our floor repair service. Our guide when to re-oil or re-coat helps you decide.

Who our floorcare is for
Maintenance is popular with homeowners who want their floor to stay looking new, and with landlords who need a quick refresh between tenants. It also suits public buildings such as halls and offices, where a full sand every few years is not practical. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Products we use
Our oils and lacquers are professional-grade products from trusted flooring manufacturers. They are low-VOC and low-odour, so they are safe for families, pets and occupied buildings. Matching the original product gives the best bond and the most even result. Ask us about colour-tinted maintenance oils if your floor was originally stained.
Spot repairs and touch-ups
Oiled floors are easy to spot-repair, which keeps maintenance simple. A scratch by the back door or a worn patch in front of the sink can often be lightly sanded, re-oiled and blended in on the same visit. Lacquer is harder to patch invisibly, so re-coats are normally done room by room. Either way, we will tell you honestly what will give the best result.
When maintenance is no longer enough, we can carry out a full restoration instead. Restoration work comes with our three-month service guarantee.

Common questions
How often should I re-oil my floor?
Busy areas usually benefit from a maintenance coat every one to three years; quieter rooms can go longer.
Can a lacquered floor be re-oiled?
Not directly. Oil cannot soak through lacquer, so changing finish needs a full sand back to bare wood first.
When can I walk on it again?
Light foot traffic after a few hours; furniture after 24 to 48 hours and rugs after about a week.
Does maintenance hide scratches?
Fine scratches in the finish disappear; deeper marks in the timber need a full sand.

Questions about Re-Oiling & Aftercare
Are your oils and lacquers pet-friendly?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
Can I get a price without a visit?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
When does an oiled floor need a fresh coat?
Most homes re-oil high-traffic rooms every 12–24 months. Bedrooms often last several years. Our maintenance guide helps you judge.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Are you insured?
We are fully insured with £5m public liability cover. We can send certificates on request, which facilities managers and landlords often need before work starts.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
