Re-Oiling
A deep clean and fresh coat of oil that brings dry, patchy oiled floors back to life in Harrow - no sanding needed.
Bring your oiled floor back to life
Hardwax oil gives a warm, natural finish that slowly wears away in busy areas. You will notice it first in hallways, kitchens and in front of the sofa, where the floor looks grey or dry. A maintenance re-oil restores the colour and protection in a day, with no sanding and very little disruption.
Our re-oiling process
A machine deep clean to remove dirt, grease and old polish
Buffing to prepare the surface for fresh oil
Spot treatment of light scratches and worn patches
A fresh coat of hardwax or maintenance oil, buffed in evenly
When to re-oil
It is ideal for oiled floors that look dry or tired but have no deep damage. Lacquered floors need lacquer re-coating instead, because oil cannot penetrate a lacquer film. Deep stains, dents or bare patches need a full sand and refinish. Our guide when to re-oil or re-coat explains the signs to look for.
Drying and aftercare
Light use is fine after a few hours; furniture can return after a day or two, and rugs after roughly a week. Use a pH-neutral cleaner made for oiled floors and avoid steam mops. See how to care for oiled floors for a simple routine.
Signs your floor needs re-oiling
Walkways look pale, grey or dry compared with the rest of the floor
Spills soak in instead of sitting on top
Everyday marks are harder to clean off
The finish looks uneven in different areas
Try a simple test: put a few drops of water on a worn area. If it darkens the wood within a minute, the oil needs topping up. The sooner you re-oil, the less work the floor needs. Kitchens and hallways usually need attention first.
Re-oiling is one of the most cost-effective things you can do for a wooden floor. Regular re-oiling keeps the timber protected and the floor looking fresh.

Questions about re-oiling
When does an oiled floor need a fresh coat?
Most homes re-oil high-traffic rooms every 12–24 months. Bedrooms often last several years. Our maintenance guide helps you judge.
How should I clean an oiled floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Do I need a full sand or just a re-oil?
If the finish is worn but the wood is not damaged, a maintenance coat is often enough. It takes a fraction of the time of a full sand and keeps the floor protected. See re-oiling.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Can I get a price without a visit?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are your oils and lacquers pet-friendly?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. We suggest keeping pets out of the room for the first 24 hours, and trim claws to help the finish last.
