When to Re-Oil or Re-Coat Your Floor

Spotting the signs before the damage goes deeper

It is natural to assume a worn floor needs sanding, but that is not always true. In many cases, a maintenance treatment is all that is needed, and it is quicker, cheaper and kinder to the floor. The key is catching the wear early, before it reaches the timber itself.

The benefits of a refresh

Every full sand removes a thin layer of timber. Solid floors can be sanded many times, but engineered floors have a limited wear layer, and even solid boards will not last forever. Refreshing the finish rather than the wood adds years to the floor's life.

Oiled floors

Oiled floors are designed to be maintained. As the oil wears in busy areas, the timber can look dry, pale or grey, and it may start to mark more easily. A simple test is to drop a little water on the floor: if it soaks in quickly and darkens the wood, the oil needs refreshing.

  • Dry, pale patches in walkways.

  • Spills absorb quickly.

  • Dirt seems to cling to the surface.

  • Some areas look matt while others still have sheen.

A maintenance re-oil involves an intensive clean, a light buff and a fresh coat of compatible oil. Most rooms are done in a day. Our re-oiling service keeps oiled floors in Harrow looking their best between full restorations.

Signs a lacquered floor needs attention

A lacquered floor is protected by a film on the surface. When that layer starts to wear thin, the floor loses its sheen, looks scuffed and may show grey traffic paths, but as long as the lacquer has not worn through to bare wood, a re-coat can restore it. The process involves a deep clean, a light abrade to help the new coat bond, and a fresh layer of lacquer. Our re-coating service is quicker and more affordable than a full sand.

When sanding is the better option

Maintenance cannot fix everything. Bare patches, deep gouges and dark water stains in the wood itself need sanding to fix. The same applies if you want to change the colour, switch from lacquer to oil, or remove an old finish that is peeling or yellowed.

  • Bare timber is showing.

  • Damage that goes into the wood.

  • Black water stains in the timber.

  • An old finish that is breaking down.

  • You want to change the look.

The maintenance process

A maintenance visit is much simpler than a full restoration. The room must be emptied, but there is no heavy sanding and most jobs are finished in one day. The floor is first deep cleaned to remove dirt, old polish and residue, which would otherwise stop the new coat from bonding. For oiled floors, new oil is applied and buffed into the timber. Lacquered floors are lightly abraded before a new topcoat is rolled on.

Drying times are usually shorter than after a full sand, and the room can often be used again the same evening for light foot traffic. Furniture can usually return after a day, with rugs following a few days later.

Why product choice matters

The new product must suit the existing finish. Some oils and lacquers do not bond well with others, and the wrong product can peel, stay sticky or look patchy. Keeping a record of the products used on your floor makes future maintenance easier. If you do not know, we can carry out a small test to check how the existing finish reacts.

Key points to remember

  • A maintenance treatment refreshes the finish without removing any timber, extending the life of the floor.

  • Oiled floors that look dry, grey or absorb water quickly are usually ready for a maintenance re-oil.

  • A dull, scuffed lacquered floor can normally be re-coated as long as the wood is not exposed.

  • Exposed timber, deep damage, dark stains and failing finishes are signs that sanding is needed.

  • Use maintenance products that suit the original finish, and keep a record for next time.

Planning ahead

Plan on roughly every two to four years for oiled floors and five or more for lacquer, depending on traffic. Hallways, kitchens and homes with pets may need attention sooner. Not sure which treatment your floor needs? Send us some photos and we will advise.
